LEAD diagnosis
Type of document: Risk exposure to lead contract (CREP). This report must be accompanied by an information notice, summing up the effects of lead on health and the precautionary measures which need to be taken, in the presence of coatings which contain lead..
Concerned buildings: Residential buildings or part(s) of residential buildings built before January 1, 1949.
Period of document’s validity: If the presence of lead exceeds certain thresholds: 6 years. Otherwise, unlimited.
ELECTRICITY diagnosis
Type of document: State of interior electrical installation.
Concerned buildings: Residential buildings or part(s) of building used for residential purposes, installation of which have been carried out for more than 15 years.
Period of document’s validity: 6 years
ERP diagnosis
Type of document: State of risks and pollution (natural, mining or technological hazards, seismicity, radon potential and contaminated soil)
Concerned buildings: All building types, covered by an order of the prefect, specifying the concerned municipalities and the list of potential risks Period of document’s validity: Less than 6 months before the termination date of the rental contract.
GAS diagnosis
Type of document: State of the indoor gas installation.
Concerned buildings: Residential building or part(s) of a building, allocated to housing where the installations have been carried out for more than 15 years or whose last certificate of conformity dates back to more than 15 years.
Period of document’s validity: 6 years
Energy performance diagnosis (EPD)
Type of document: Energy performance diagnosis.
Concerned buildings: All buildings except those listed in article R.134-1 of the CCH.
Period of document’s validity: 10 years. To be redone in case of specific major works
ASBESTOS diagnosis
The asbestos diagnosis does not have to be annexed to the lease, but must be made available to the tenant, who requests for it
